One of the most common mistakes I see in listing marketing is trying to make one set of media do everything.
In reality, a listing has multiple jobs, and different media support different parts of that process.
At a high level, you can think about it like this:
1) Attract attention: Lead photos, video and social media
This is where first impressions matter most.
Lead photos, strong exteriors, and vertical video reels play a big role here.
The goal is simple, stop the scroll and get the click.
2) Build understanding: Listing platform media
Once a buyer is interested, they want clarity.
Photos, and in some cases tours, help them understand layout, flow, and how the home actually works.
3) Reinforce the decision: The quality of your media, video and the details in your storytelling
At this stage, buyers are imagining themselves in the home.
This is where video, detail shots, and overall presentation help strengthen that emotional connection.
Different platforms emphasize different parts of this process.
MLS and Zillow are primarily about clarity and understanding
Social media is about attention and engagement
Agent websites and marketing materials help reinforce the full story
The mistake is treating all of these platforms the same.
The opportunity is aligning your media with the job you want it to do.
Not every listing needs every tool. But every listing benefits from a clear strategy.
